LIV at McKinley Beach will let you live the simple life in Kelowna

The perfect size, location and price. Living could not be more simple or enjoyable. LIV at McKinley Beach is coming soon to one of Kelowna’s most desirable neighbourhoods.

“It is unlikely that you’ll see prices like this at McKinley Beach for a single-family, detached home again,” Terri Ann says.

LIV at McKinley Beach is perfect for those looking for a shift in lifestyle or to downsize their home but not wanting to share walls in a townhouse or live underneath someone in a condo. The remaining available homes, which will be built by Little House Contracting Corp., are between 1,133 and 1,250 square feet, with functional layouts to utilize the entirety of each room in every home.

Buyers will incur a strata fee in this bare-land strata development that will cover landscaping maintenance of each yard/common areas, road/common lot maintenance and repair, snow removal, garbage and recycling, and, of course, the current and future amenities.

Another aspect of LIV at McKinley Beach that makes it stand out from the rest is the number of amenities that are already in place and coming in the future. LIV residents will be able to lease a boat slip at the private marina as well as have access to the development’s beach, paddle board/kayak rentals and all the trails. Future plans include a beautiful amenities centre on the opposite side of the pond from LIV, complete with gym, pool, hot tub and soccer field. There are plans for commercial and residential buildings, a Nester-sized market, restaurant, winery and the vineyard that has already been half planted. Registered golf carts are also allowed in the community to get to and from the marina for easy and quick access.

Investors have also noticed a big advantage of buying at LIV, where homes, in accordance to the bylaws, can be rented out for a minimum of one week.

“Projected rates at this time range from $2,500 to $3,500 per week over a six- to eight-week period with 80% occupancy in summer,” Real Property Management licensed property manager Aaron Piva says. “September to May leases could range from $2,000 to $2200 a month and long-term annual leases from $2,500 to $3,000 per month plus utilities. Great value, and the rent prices that can be potentially charged make it well worth the investment.”

The homes are all quality built with high-end finishings, nine-foot ceilings, large windows for natural light and vaulted great rooms. They all come with a metal roof, a solar panel package, gas range, island, stainless steel appliances and luxury vinyl plank flooring. Each lot has a landscaped and irrigated yard. Buyers will be able to choose their colours and finishings from the pre-made packages, and upgrade options are available as well.

“It’s so much fun to see the buyers choosing their packages now. Some have chosen that calming beach vibe, while others have gone more modern and contemporary,” Terri Ann states. “There will be a demand for future resale of these homes due to the limited inventory.”

Construction is anticipated to begin this fall, with a completion date of February or March 2021, with the remaining to be complete by summer 2021.

“Interest rates are at an all-time low, and construction mortgages are subject to some of the best lender rates as well,” Tammy Cartier of Cartier Mortgages says. “Construction mortgages are interest-only payments throughout the build until completion. Whether you’re a first-time home buyer or not, there is also an opportunity to do a high-ratio, which is up to 90% loan to value, construction mortgage subject to lenders’ qualifications.”

Little House Contracting Corp. is a big believer in doing what it can to have less impact on the environment, so the homes will be constructed to use less energy and a have smaller footprint to keep the natural surroundings abundant.

The best way to access LIV at McKinley Beach is to follow Glenmore Road North until you reach the brand new Hilltown Road. You’ll see the McKinley Beach Rock at the entrance, where you will turn left. Follow that road for a few moments until you pass the pond and see the LIV signs.
